How a Chilean mortgage payment is calculated
The loan is denominated in UF
Chilean mortgages are written in Unidades de Fomento, not pesos. The debt, the instalment and the amortisation schedule are UF quantities; the peso amount is whatever the UF is worth on the day of payment.
The instalment is level
It follows the standard amortising formula: the instalment is constant for the whole term, but what it is made of changes. At the start almost all of it is interest and very little principal; near the end the reverse is true.
The down payment sets the loan
The down payment is the part you pay directly. 20% is a common reference, but the terms depend on the institution and the product: how much a bank finances is decided in its own assessment. A larger down payment lowers both the instalment and the total interest.
The term changes the total cost
A longer term lowers the monthly instalment but raises the interest paid over the life of the loan. It is a trade between what you can pay now and what you will end up paying.
Frequent questions
How much income do I need for a mortgage?
As a reference, several institutions suggest the payment should not exceed roughly 25% of monthly income, counting other debts too. It is guidance, not an approval rule: each bank applies its own criteria. Entering your income in the calculator shows the share it would commit.
How large a down payment do I need?
20% is a common reference; the terms depend on the institution and the product. There are cases with higher financing and others where more is required, depending on the property type and the applicant's profile.
Why is the instalment calculated in UF?
Because the loan is agreed in UF, a unit indexed to inflation. That means the peso instalment changes every month with the UF value, even though the UF amount stays the same.
Is a 20 or a 30-year term better?
It depends on what constrains your decision. Thirty years lowers the instalment and can put a property within reach that twenty would not, at the cost of considerably more interest. The term comparison in the calculator shows both figures together.
Assumptions and limits
- This is an indicative calculation, not an offer or a bank approval. The rate and amount a bank actually offers depend on its credit assessment.
- The annual rate is applied as a nominal rate divided over twelve months.
- It excludes life and fire insurance, closing costs, appraisal, notary fees, taxes and commissions.
- Peso amounts use the UF value shown in the calculator and do not project its future movement.
- The reference burden of around 25% of income is guidance published by institutions such as the CMF, not a bank approval rule.
